What additional costs can I expect to incur when buying a home?

Do I have to pay these costs?

The cost of the property isn’t the only cost to think about. There are other costs to consider such as transfer duties, attorney fees, moving, utility connections (electricity & water), insurance, rates & taxes and any maintenance that needs to be done on the home.

You will always have to pay the transfer and bond registration costs. If your property costs less than R900 000, you will not be required to pay transfer duty. If you are purchasing in a new development you will only have to pay transfer duty and no transfer costs.

Will I be able to negotiate these costs?

Transfer and bond registration costs are negotiable, however, transfer duty is paid to SARS so it can’t be negotiated.

Do I need a deposit?

While the inclusion and payment of a deposit are recommended, it is not compulsory to make the offer to purchase a binding, legal document between the two parties.
